Does a Garden Sauna Need Planning Permission?

There is no single answer for every country: planning and building rules differ from country to country and between local authorities, and exceptions apply. Small garden buildings often do not need permission, but you should check for your own plot. Here is what it depends on and how to settle it reliably. This is general information, not legal advice.

Does a Garden Sauna Need Planning Permission?

What the answer depends on

On the rules of your country and your local authority or council, which set out how large an outbuilding can be before permission is needed.

On where the sauna stands: how close to the boundary, how much of the garden it covers and whether it is in front of the house.

On special situations: a listed building, a conservation area, a protected landscape or restrictions in your property deeds. These can apply even to small structures.

What speaks in a barrel sauna’s favour

A barrel sauna is small: even large models have only a few square metres of footprint.

It stands on supports without foundations and can be moved as a whole.

With no permanent water and drainage connections it remains a simple garden building.

What complicates things

A poured concrete foundation and permanent connections.

A wood stove with a flue: fire safety and flue requirements may also apply. Ask your local council, and use an installer who knows the rules.

A position close to the boundary. Distances to the boundary are also set by local rules.

Using the sauna as a business or a holiday let, which can bring its own requirements.

How to go about it in practice

First: look up the planning rules for your property, often available online from your local council.

Second: ask the planning department in writing, by email. A written answer costs nothing and stays in your records.

Third: plan the position so that the closed long side faces the fence and the door faces into the garden.

Suggested wording for your enquiry

“I would like to ask whether placing a freestanding garden sauna at my property (address …) requires planning permission or any building regulations approval. Details: timber structure, outside dimensions … × … m, height … m, standing on supports without foundations, with no permanent water or drainage connections, movable as a whole. Stove: … (electric / wood with flue). Please reply in writing.”

You will find the dimensions of your model in the technical data.

Allotments

On an allotment site, the tenancy terms and the site rules also apply. Ask the committee or site manager before ordering, because it is not only the council that decides there.
